Pacific Guardian Tower is an eighteen story office building with retail shops on the ground level fronting Kapiolani boulevard and Keeaumoku street.  The total rentable area is approximately 132,884 square feet.  Typical office floors are approximately 14, 530 rentable square feet.  There are 6-1/2 floors with 379 stalls of secured indoor parking for tenants and visitors.  The parking area is served by two elevators.  The parking ratio is 1 stall per 500 square feet leased.  Pacific Guardian Tower is Honolulu’s first building to be faced with soft-grey Lilla granite from Brazil: combined with rosey tones of red Balmorale granite from Sweden and colored and tinted exterior glass.

Three high-speed computerized elevators located in the center of the Tower serve each of the office levels.  Elevators have after-hours security-card access with floor lock-out features.  In addition, two dedicated elevators serve the parking levels.

A computerized building management system monitors lighting and air-conditioning systems, security, stairwell door locks, fire alarm, emergency and safety systems and/or controls throughout the Tower.  A dedicated power/communications shaft is accessible at every office level including open grid floor and ladder tray systems for easy data cable interconnection, high-quality power grounding system, separate data grounding system and potential for future systems.

Location:

Pacific Guardian Tower is situated at the corner of Kapiolani Boulevard and Keeaumoku street at the very center of the Ala Moana business area.  Kapiolani Boulevard is the major arterial connecting the Downtown Business District with Waikiki and East Honolulu.  Keeaumoku Street is the primary business street running from Ala Moana Center to the mountainside residential areas of Honolulu.  Every major route of Honolulu’s bus service on Oahu stops directly across Kapiolani Boulevard at Ala Moana Center.

Business Area:

Directly across Kapiolani Boulevard from Pacific Guardian Tower is the main entry into Ala Moana Center, the principal shopping property in the State of Hawaii. Currently under development at this major entry to the Center and diagonally across the Kapiolani/Keeaumoku intersection from Pacific Guardian Tower is Honolulu’s first Nordstrom, an upscale national department store chain.  On the block immediately adjacent to Pacific Guardian Center is a Wal-Mart Super Center and Sam’s Club with a Walgreen’s to open in the near future. 

Office Tenants:

Pacific Guardian Life Insurance is the major office tenant in the Tower and is joined by other international, national and local firms including Certified Public Accountants, attorneys, insurance agencies, computer system developers, financial planners, contract management firms, engineers and real estate development firms.

Retail Shops:

A broad range of shops call Pacific Guardian Tower home including Verizon Wireless store, the Wellness Institute International, Phi-Ten USA, CitiFinancial, a wedding coordinating and dress shop and a jewelry store.
